Cleaning Price List Template
A one-page price sheet for a house cleaning business. Edit the services and prices, add your business name, then print or save it as a PDF. Nothing is stored and there is no Numulo branding on the sheet.
Not sure what to put in the price column? The house cleaning estimate calculator works out labor hours and a price per visit from home size, rooms and clean type. When a customer is ready, send the quote as a proposal they sign. Free for 3 proposals a month.
Start a cleaning proposalThe short answer
A house cleaning price sheet for 2026 should show standard recurring cleans from about $120 for a small home up to $250 for a typical larger house, deep or first cleans at $200–$400, move-out cleans at $250–$500, and add-ons such as inside the oven or fridge at $30–$50 each and interior windows at $5–$10 apiece. Show prices as starting figures by bedroom and bathroom count, because the exact number comes after a walkthrough or a few photos. Put the recurring discount on the sheet (10 percent for monthly service, up to 20 percent for weekly) so customers see why booking a schedule pays. One line stating what a standard clean covers heads off the complaint about a task that was never in scope. Add your cancellation terms, for example 50 percent of the visit inside 24 hours, and a footer noting that pets, clutter and homes with no recent professional clean are priced higher. Date the sheet and review it each January.
What a cleaning price sheet should include
List prices by home size for your standard recurring clean, a separate line for the first or deep clean, and move-out cleaning as its own service. Below those, price the add-ons customers ask for most: inside oven, inside fridge, interior windows, laundry, and extra bathrooms. Say what a standard clean covers in one line, because the most common complaint in this business is a customer who expected something that was never in scope.
Price by home size, quote by the job
A price sheet gives ranges; the quote gives the number. Show "from" prices by bedroom and bathroom count, then confirm after a walkthrough or a few photos. Pets, clutter and a home that has not been cleaned professionally in a year all move the number, and the sheet should say so in the footer.
Commercial and office cleaning
Offices are bid per visit from square footage, frequency and restroom count, and sold on a monthly contract, so a public price sheet matters less than a clear proposal. Use the cleaning proposal template for janitorial bids: scope by area, visits per week, supplies included or not, and a 30 day cancellation term.

Frequently asked questions
Should a cleaning business post prices publicly?
Posting "from" prices by home size filters out customers who were never going to pay your rate and saves you unpaid walkthroughs. Keep the exact number for the quote.
How should I price add-ons like the oven and fridge?
Price them by the time they take at your hourly rate, rounded to a clean number. Inside oven and inside fridge are typically $30 to $50 each, interior windows $5 to $10 per window.
How often should I update my price list?
Once a year, with notice to recurring customers. Put a year on the sheet so an old copy cannot be held against you.
What should the price sheet say a standard clean includes?
One line covering rooms and tasks: kitchen counters and appliance fronts, bathrooms scrubbed, floors vacuumed and mopped, surfaces dusted, beds made and trash emptied. Follow it with what is excluded, such as inside appliances, interior windows and laundry, along with their add-on prices. That exclusions line settles most scope arguments before they start.
Should the price sheet list commercial cleaning prices?
Usually not. Office and janitorial work is bid per visit from square footage, restroom count and frequency, then sold on a monthly contract, so a fixed public figure would be wrong for most buildings. Add a line inviting businesses to request a walkthrough, and send the bid as a proposal with the scope by area and the visits per week.
