What belongs in a roofing estimate
Roofing proposals are priced per square and lost on the details: decking replacement, ice and water shield coverage, flashing, ventilation, and what the dumpster and permit cost. Quote the tear-off and the install as separate lines, state the shingle product and warranty tier, and make the upgrades optional: architectural to designer shingles, ridge vent, gutter replacement. Decking replacement should be a per-sheet allowance in the terms, since nobody knows the count until the tear-off.

Promise extended coverage on the bid: saying how long you stand behind roofing work separates your number from a cheaper one, and it costs nothing on the day you offer it. One square is 100 square feet of roof surface, measured on the slope rather than the footprint. Order a satellite measurement report or measure on the roof, then add a waste allowance for cuts, hips, ridges and starter strip: around 10 to 15 percent on a simple gable roof and more on a cut-up hip roof. Bid on the total including waste.
How much should I charge for a roof repair?
