Pressure Washing Estimate Template

The short answer

A single-family house soft wash bills $200–$450 in the US in 2026, a two-car driveway $100–$250, and a residential roof soft wash $300–$700, so a house wash plus driveway adds up to $300–$700. Price each surface on its own line. Siding is priced by house size and number of stories, flat concrete at roughly $0.10–$0.50 per square foot behind the flat quote, decks and fences at $150–$400, and gutter brightening by the linear foot. The number moves with height (a third story or steep grade means extension wands or ladders), with heavy algae, rust or oxidation that needs specialty chemistry, with black streaking on a roof, and with how far you have to run hose or haul water. Chemical is a small share of the job next to labor, so time on site sets the bid. Keep a minimum of around $150 so a single patio still pays for loading, travel and setup, and bundle surfaces to raise the ticket without cutting any per-surface rate.

A pressure washing estimate answers the customer's first question, roughly what will this cost, with enough detail that the answer holds up. Use this template for a quick number with a validity date, send it for online approval, and convert the approved estimate to an invoice with the next number. When the job has options or needs a signature and a deposit, use a proposal instead.

What belongs in a pressure washing estimate

Pressure washing proposals are surface-by-surface: house siding by square footage or story, driveway and walkways by square footage, roof soft-wash by square, decks and fences by linear or square feet. State the method (soft wash with sodium hypochlorite mix versus high pressure) because the wrong one damages siding and the customer has read about it. Sealing, gutter brightening, and window cleaning are the standard optional items. Water access, plant protection, and weather are terms.

Terms that belong in a pressure washing estimate

The customer provides water access and closes windows; we cover and rinse plants near treated areas. Oxidised siding and existing stains may not fully clear and are discussed before work. Jobs reschedule at no charge for rain.

Promise extended coverage on the bid: saying how long you stand behind pressure washing work separates your number from a cheaper one, and it costs nothing on the day you offer it. Put the terms on the estimate and they carry through to the invoice when the customer approves, then start counting down once that invoice is paid. From there warranty tracking keeps the coverage dates, an estimate of the labor and parts you could still owe, and any callback filed against the job.

Frequently asked questions

How much should I charge to pressure wash a house?

A single-family soft wash typically bills $200–$450 in 2026. Start near the low end for a one-story ranch with light mildew and move up for a second or third story, heavy algae on the shaded side, or siding that needs a long dwell with pre-treatment. Price by house size and stories rather than by the hour, and quote gutters and windows as separate lines so the base number stays easy to compare.

What should I charge per square foot for driveways and patios?

Flat concrete generally runs $0.10–$0.50 per square foot, which puts a two-car driveway at roughly $100–$250. Use the low end on large, lightly soiled slabs where the surface cleaner covers ground fast, and the high end on small, stained or oil-spotted areas with a lot of edging. Pavers and stamped concrete clean slower and belong at the top of the band.

How much more should roof soft washing cost than a house wash?

Residential roof soft washing usually runs $300–$700. The premium over siding covers the heavier chemical mix, the height and pitch risk, rinsing gutters and downspouts, and protecting plants below the drip line. Walkable low-slope roofs sit near the bottom of the range, while steep or tall roofs that need harnesses sit at the top. Quote it as its own line, never folded into the house wash.

What minimum charge should a pressure washing business set?

A $150 minimum is a common floor for residential stops. Loading the rig, driving, laying out hose and packing up take close to an hour whether the job is a small patio or a full driveway. Print the minimum on your estimate so the customer asking for one set of front steps knows the floor before you drive out.

How do I price gutter brightening and deck cleaning?

Gutter exterior brightening commonly runs $1–$2 per linear foot, because removing the black tiger striping takes a dedicated cleaner and hand agitation, not just rinsing. Deck and fence cleaning runs $150–$400 for the wash alone. Staining or sealing wood afterward is a bigger, separate job priced by the square foot, with dry time scheduled between the wash and the coat.

What is the difference between an estimate and a proposal?

An estimate is a priced list with a validity date that the customer approves with a typed name. A proposal adds a written scope, optional items the customer can pick, terms, an electronic signature record, and automatic invoicing with a deposit on acceptance.
